A three-year high for new listings
Spring brought the strongest wave of suburban listings since 2023. New inventory rose 11% across commuter-belt zip codes, as homeowners who had held on to low-rate mortgages finally decided to move up, downsize or relocate.
The extra supply is cooling the bidding wars that defined the last few springs. Multiple-offer situations fell to 34% of sales, down from 52% a year earlier, and price reductions became common again in larger homes.
Where buyers have the most choice
Inventory growth is strongest in outer suburbs with longer commutes, where hybrid work has made distance less of a barrier. Inner-ring suburbs remain tight, with homes near transit still selling in under two weeks.

Timing your move
Buyers who start touring in late spring benefit from the widest selection, while sellers should price realistically from day one — homes that sit for more than 30 days now sell for an average of 4% below their original asking price.
