New disclosure requirements take effect at the start of Q3 2026, expanding what sellers must tell buyers before an offer is accepted. The rules standardise forms across participating states and add new categories covering flood history, energy performance and known permit issues.
Listings that go live after July 1 must include the updated disclosure packet. Homes already under contract are not affected, but sellers who relist after a failed sale will need to complete the new forms.
